| Job Description: |
*Set targets and standards for rent reductions, renewals, site acquisitions, takedowns and new builds. Assist Finance Manager in the processing of Tangible & Real Property Tax Returns.
*Grow the # of billboards in our market by developing a new build strategy for the entire department as it relates to desired roads and inventory.
*Develop and maintain a lease renewal strategy by identifying targeted leases, expired leases, leases with expiration within the trailing 24 months, and/or unfavorable terms or costs. Develop working list and keep lease expiration report updated monthly.
*Ensure the Reno Division's ongoing compliance with all applicable legal ordinances and regulations. Monitor State statutes and local ordinances on an ongoing basis.
*Accurately manage the Real Estate Department Site Lease Expense budget (base and percentage). Monitor monthly site lease expense to budget and account for and explain any variances. Monitor expenses for new Capital (new builds), along with costs for removals. Evaluate validity and track all department subcontractor and legal expenses to ensure lowest cost attainable for CCO.
*Monitor legal notices in major newspapers year round, and act promptly on any issues CCO is affected by.
*Develop and maintain a system for keeping up with large scale development and roadway projects. Act promptly on any opportunities or challenges that arise from new projects.
*Investigate lease portfolio for the purpose of acquiring perpetual easements where it can be beneficial to to the branch. Develop branch goals for easements.
*Conduct on-site evaluations, investigate and resolve lessor complaints and problems.
*Work with corporate representatives and insurance carriers as applicable in matters involving company liability relating to real estate.
*Work with legal counsel in all matters involving restrictive zoning, takings, lease contract violations and other issues. Control costs accordingly.
*Manage and respond to all out of market company reporting and policy issues. |

*Works with sales, marketing, finance, operations and public affairs to target opportunities, set real estate goals, and evaluate legal and governmental issues.
*Professionally implement and manage all of the above criteria in support of division President's direction. |
